£320,000 Freehold

This is a large town house close to the centre of Deal. It's spread over 5 floors and provides flexible living accommodation that currently has 5 double bedrooms, 2 bathrooms, a nice private garden and off road parking.

The house can easily be split in to a 3 bedroom house with a self contained lower ground floor flat that has its own front room and bathroom facilities.

This property, built in 1851, has some unique features such as the highly individual first floor lounge, the top bedroom with it s en-suite WC and its un-paralleled views over Deal from the roof terrace.

This is a chance to own a truly individual property with lots of scope to create a home that reflects your own styles and tastes. It is fully double glazed and has gas central heating with a new boiler less than a year old.

It's currently in Council Tax band D.

Ground Floor:
The ground floor is the main entrance to the rest of the house, accessed from the off road parking at the front of the property.

Hall: 7.37m (24ft 2in) x 1.78m (5ft 10in)
The main entrance hall has a large wooden door with a glass fan over it. It opens to reveal a tiled floor and bright hallway. There are double doors through in to the kitchen area, a door through to the WC and one leading down to the lower ground floor. There is also a doorway which would lead in to the dining room but currently has a glass panel fitted. This allows light in to the dining room area but blocks access to the doorway at present. A dado rails runs down each side of the hallway.

Kitchen: 3.72m (12ft 2in) x 4.21m (13ft 10in)
The kitchen is a large room with French doors opening on to the decking veranda in the garden. It has a range of light Beech units with a dark worktop over them. There's space for a washing machine and a fridge freezer but in a kitchen this large you could easily accommodate whatever appliances you wanted. Built in to the recess of the chimney is a double oven and hob with extractor hood over. The floor is laid with non-slip tiling and the walls are half tiled.

Dining Room: 4.28m (14ft 1in) x 4.71m (15ft 5in)
Large double doors open from the kitchen to the dining room. The ceilings throughout this property are high and these doors form a very impressive feature. The large sash window with its original concealed shutters looks out to the front of the property. The chimney is open, as they are throughout most of the property and this one has a large wood burning stove. A dado rail runs around the room and the same non-slip tiles cover the floor. There's a double radiator on the wall.

WC: 1.57m (5ft 2in) x 1.67m (5ft 6in)
The WC is at the end of the hall. There's a push button WC and a wall mounted sink. A door also leads out in to the garden.

Mezzanine Bathroom: 1.56m (5ft 1in) x 1.64m (5ft 5in)
On a mezzanine level between the ground and first floor is a bathroom. It has a frosted window to the rear of the property. A corner bath is fitted and a wall mounted Butler sink.

First Floor:
In many buildings of this sort, the first floor has been converted in to bedrooms. In this property, it is still used as the main lounge space which is why it has the large windows and veranda to the rear.

1st Floor Landing:
The first floor landing only has a door through to the lounge. There was a second door but this is also blocked by a glass panel to allow light in.

Lounge: 4.33m (14ft 2in) x 4.16m (13ft 8in)
The lounge is a large, bright, room. There are two very big windows to the front of the property and the space has been opened up to form a second lounge area at the rear of the house. The ceilings are high and this combines with the high skirting boards typical of the age of the property and the dado rail in making this an impressive room in our opinion. There's an open chimney at one end of ther room but there are also 2 radiators in the room. The floor is tiled over the original floorboards.

Lounge Photo 2:
The adjoining wall has been opened up to create a second lounge area at the rear of the first floor. It also gives access to the veranda and makes the main lounge area feel even more spacious.

Lounge Area 2: 3.58m (11ft 9in) x 3.69m (12ft 1in)
This is the second lounge area. It has two, built-in cupboards either side of the fireplace and French doors out on to the Veranda at the rear of the house. Again, the floor is tiled over floor boards but there are original features such as the coving and dado rail running around the room. There's a radiator on the wall.

View from Veranda:
The veranda looks out over the rear garden. It has a wrought iron guard rail and wooden flooring.

Second Floor:

2nd Floor Landing:
The second floor has a further two bedrooms although one is currently used as a very large study. There's a window on the turn of the stairs leading up to the landing, and stairs leading from the landing up to the attic room, plus doors off to: -

- Bedroom 2: (18' 3" by 13' 11")
- Bedroom 3: (11' 11" by 12' 7")

Bedroom 2/ Study: 4.23m (13ft 11in) x 5.55m (18ft 3in)
The second bedroom is at the front of the house. It has stripped and polished floorboards and is a very good size room. The chimney is open and has a wood burner in it at present. A dado rail runs around the room and there's an en-suite shower in the corner of the room.

Bedroom 3: 3.62m (11ft 11in) x 3.84m (12ft 7in)
Bedroom 3 is a double bedroom with a large window looking out to the rear garden. It has 2 built-in storage cupboards and a built-in pine wardrobe. A double radiator is mounted on the wall.

Bedroom 1: 5.01m (16ft 5in) x 4.64m (15ft 3in) at widest point
The Master bedroom is currently at the top of the house. It's accessed from stairs on the second landing. The room has a dormer window to the front and French doors to the rear leading out on to a roof terrace. It's a bright and sunny room with two sets of built-in wardrobes and cupboards down one side of the room. The floor is tiled and there's a seating area to one side of the French doors. A door to the en-suite WC is in the corner of the room.

Bedroom 1 Photo 2:

En-Suite WC: 1.57m (5ft 2in) x 1.67m (5ft 6in)
The en-suite consists of a WC and a pedestal sink.

Roof Terrace:
The roof terrace looks out over Deal with unparalleled views.

Lower Ground Floor:
The lower ground floor could be a self contained apartment or can be rooms used as part of the main house, as it currently is.

Lower Hall:
The hall has its own front door with one double glazed door to the entrance porch with a storage area going under the front garden, and another door out to the steps up to the front garden. It runs almost the full length of the house and has doors off to: -

- Bedroom 4: (13' 5" by 13' 9")
- Bedroom 5: (11' 11" by 12' 2")
- Shower Room

Stairs lead up to the ground floor proper and there is a stainless steel sink and cupboards under the stairs.

Bedroom 4: 4.1m (13ft 5in) x 4.2m (13ft 9in)
This is at the front of the lower ground floor with a large window looking out to the steps. It is currently used as a bed-sit and has built-in wardrobes. There's an open chimney, a radiator on the wall and a television point in the room.

Bedroom 5: 3.64m (11ft 11in) x 3.7m (12ft 2in)
This bedroom is a double room and has French doors leading out to an area under the decking with stairs up to the garden. In the corner of the room is a cupboard which houses the boiler, which was fitted in July 06. A radiator is mounted on the wall.

Shower Room: 1.2m (3ft 11in) x 1.58m (5ft 2in)
The shower room is at the back of the house. It has a shower cubicle, a WC and a wall mounted sink. The floor is tiled and there's a window to the side of the property.

Garden: 21.34m (70ft 0in) approx. x 6.1m (20ft 0in) approx.
The garden is split in to three main areas. Near the house is a decking veranda. This leads off the French doors from the kitchen area and has steps down to the 5 bedroom French doors. The second area is a paved seating area with a large pergola-style covered bench and table which are to remain. After that is a stone area which is planted and contoured to allow you to have private areas within the garden. There's a seating area to one side and the garden leads down to a pond at the end. The garden gets the sun in the afternoons we are informed.
