£249,995 Freehold

The village of Shepherdswell is set in the heart of the Kent countryside. It's surrounded by rolling hills and fields and is a beautifully quiet location. There's local shops and a village pub to serve your immediate needs, but it's only 5 minutes from the A2 giving you easy access to both Canterbury and London.

This bungalow, built approx 35-40 years ago, is in a quiet cul-de-sac on the edge of the village. It has two or three bedrooms depending how you want to use it, and has undergone refurbishment which includes new fitted kitchen and new flooring throughout. The whole bungalow is immaculately decorated and benefits from exceptional views of the countryside.

The bungalow is in Council Tax band D.

Hall: 6.04m (19ft 10in) x 1.63m (5ft 4in)
The hall runs front to back along the middle of the bungalow. The floors are laid with ceramic tiles which combine with the light coloured walls to make this feel like an open, airy, space in our opinion. It has doors off to all the rooms in the bungalow.

Lounge: 6.49m (21ft 4in) x 4.55m (14ft 11in) at its widest
This is an L-shaped lounge leading in from the hallway. It's a very good size room with a side window and full height sliding doors out in to the conservatory. A fireplace with an electric fire is used to form a focal point in the room. It need only be used for light as the central heating provides sufficient heat in the house. Sitting in the lounge looking out through the glass wall formed by the sliding doors, you see uninterrupted views out across the fields behind the house.

Dining Room: 3.27m (10ft 9in) x 2.37m (7ft 9in)
This dining room is situated at the rear of the house with a large window looking out over the garden and fields. The floor is tiled and the room has a radiator under the window. A lot of people with this style home have converted this third bedroom in to another reception room, as in this case, and it certainly makes a very good dining room with good space for table and chairs. Of course, it could be used as a guest room if the need arose.

Conservatory: 2.57m (8ft 5in) x 3.71m (12ft 2in)
The conservatory has full length glass panels ensuring you get maximum light in to the house. There's a sliding door out on to the patio and a side door. Shade is provided through ceiling blinds.

Kitchen: 4.29m (14ft 1in) x 3.04m (10ft 0in)
The kitchen has been newly fitted in light wood colour units with a dark worktop. The walls around the cupboards are brick style tiles while the floor has larger tiles. The kitchen has ample space for a table and chairs making it a good breakfast room. It has a large window out in to the garden and a door.

Space is provided for a washing machine, a fridge, freezer and dish washer. The boiler is concealed within a cupboard. There's an eye level double oven and a ceramic hob with stainless steel chimney style extractor fan over it. The kitchen has lots of cupboard space both above and below the worktops.

Bedroom 1: 3.66m (12ft 0in) x 4.54m (14ft 11in)
The main bedroom is a large double. It has a built-in triple wardrobe with partially opaque sliding mirror doors. The large window looks out to the front garden. The floor is laminated and there's a radiator on the wall.

Bedroom 2: 3.33m (10ft 11in) x 3.03m (9ft 11in)
Bedroom 2 is also at the front of the bungalow. It is a good size double room and has a radiator mounted under the large window. The floor is also laminated in this room.

Bathroom: 1.25m (4ft 1in) x 2.45m (8ft 0in)
The bathroom has a window to the side of the house. The walls and floor are fully tiled. The suite comprises a pedestal sink and a bath with mixer tap and shower attachment. An extractor fan is on the wall as is a radiator.

Cloakroom: 0.81m (2ft 8in) x 2.45m (8ft 0in)
The WC is separate to the main bathroom. It has a push button WC, a window to the side of the bungalow, a radiator on the wall and the walls and floor are tiled.

Airing Cupboard:
The airing cupboard contains the hot water tank and slatted shelving.

Garden: 18.29m (60ft 0in) approx. x 12.19m (40ft 0in) approx.
The garden looks out over the valley and has views of open fields and trees. The sun streams in to the garden all day, and is in full sun during the afternoon and evening, and gives you a beautiful place to sit on the patio, enjoying the roses, with a lovely back-drop of a fine view across the Kentish countryside.

The garden is approximately 60 ft in length and has a raised, paved, patio area, a well kept lawn with rose beds and side borders. In the corner of the garden is a bbq and seating area. Built on behind the garage is a small workshop area. Behind that is a good size shed and there's a greenhouse.
