The Old Gymnasium
Halliday Drive
Walmer
Deal
Kent
CT14 7AX
£325,000 Freehold
The Old Gymnasium has been converted in to a number of quality, contemporary homes. Number 11 is a two bedroom house over two floors. The open plan living space is extremely large with windows looking on to the, now grassed, old Parade ground. Each of the bedrooms has en-suite facilities as well as there being a full bathroom.
Part of the prestigious Barracks Development and developed in 2005, the quality of the finish and the attention to detail in the house is excellent, such as the solid oak flooring in the living space, Neff/ Stoves appliances, Corian worktops, surround sound in the lounge and Master bedroom, burglar alarm, and well maintained communal Atrium in the centre of the building.
If security is important to you then this house is accessed through an electronic gated Atrium with a video camera system to allow you to see who is requesting entry.
The house comes with two allocated parking spaces and is in Council Tax Band D.
Atrium:
The Atrium is the shared entry point for most of the buildings in The OId Gymnasium. It has a wrought iron security gate which requires a code to open the door and has a video entry phone system for visitors to use and a fire monitoring system. The Atrium is paved and has a high central ceiling.
Hall: 2.77m (9ft 1in) x 4.61m (15ft 1in) at widest
The main door opens in to a wide hallway with doors off to the bedrooms, a large storage cupboard and an under stairs storage cupboard. Stairs are to your right leading up to the living space.
There are doors off to: -
- Bedroom 1: (15' 11" by 15' 1") - Bedroom 2: (12' 4" by 10' 10") - Bathroom
Living Space: 6.55m (21ft 6in) x 9.95m (32ft 8in)
The return stairs, with solid oak flooring on the mezzanine level and LED lighting on each step, triggered by a sensor so that lights come on in the dark if you approach the stairs, lead you up to the large open plan living space. There are two windows to the side and two windows to the front of the property and so the first impression you get as you come up the stairs is of space and light, we think. It's a very friendly, communal space in our opinion. Each of the functions of the room feels inclusive, so for example if you are cooking then you are also able to interact with the rest of the room. The whole living space is laid with solid oak flooring and while it is open plan, it has been laid out to provide three distinct living areas. At the top of the stairs is a video door entry phone for the security gate. As you would expect, there are two television points and a telephone point in the room.
Lounge Area:
The first area is the lounge. It's designed to be the space you relax in, and has wiring to allow you to connect your television to the built-in ceiling speakers. Lighting is provided throughout the room by recessed spotlights. A radiator and decorative cover are to one side of the lounge area.
Dining Area:
Behind the lounge area is the dining area. It has lots of space for a very large table and chairs. We think that because each space is laid out for different functions, you have a feeling of each location being different but each of them benefits from a feeling of the space of the entire room. Again, there's a radiator and decorative cover on the wall.

Kitchen:
The last, and possibly, most important space is the kitchen. Being laid out along one wall with a large curved island in front of it, this brings the kitchen in to the room and provides a lot of space for storage and for worktops. The worktops are all Corian which is a very expensive, durable worktop material. The island has a large stainless steel dual fuel Stoves range set in to it which has 5 gas rings and two ovens. Over is it a stainless steel and glass chimney style cooker hood. Again this cooking space is designed to be inclusive as the cooker faces in to the room. This means that when entertaining you are not presenting your back to your guests all the time, and so facilitates conversation we think. Either side of the range are pull out storage units and then two 3 drawer units. In terms of storage along the other side of the kitchen, there are 2 singles and a double cupboard under the counter and 6 singles over the counter, with under counter lighting. A large, American style fridge freezer is set in to the units and either side of it are tall units. One is a pull out unit while the other is a traditional tall storage cupboard. Over it is a wine rack. A 1 ½ drainer sink is set in to the worktop and has an arched tap with retractable hose extension.
The kitchen also has an integrated Neff dishwasher and Neff washing machine.

Bedroom 1: 4.86m (15ft 11in) x 4.59m (15ft 1in)
The Master bedroom is an excellent size and can very easily accommodate large bedroom furniture. Double doors open on to the side garden and there's a window to the front of the property. The fm radio entertainment system also has a control point in this room and there's also wiring for surround sound next to the television point. A telephone point is in the room and there's a radiator mounted on one wall. Lighting is provided through recessed spotlights and there are doors through to the walk-in dressing room and the en-suite facilities.
Bedroom 1 Photo 2:
Bedroom 1 En-Suite: 1.5m (4ft 11in) x 2.15m (7ft 1in)
The en-suite has half tiled walls around the room except for the corner shower which is fully tiled. A vanity unit sink is on one wall as is a push button WC. A mirrored cabinet with shaving light over is above the sink. The floor is tiled and there's a towel radiator on the wall. In the corner of the room is an extractor fan.
Walk-in Wardrobe: 1.62m (5ft 4in) x 1.5m (4ft 11in)
Alongside the en-suite is the door to the walk-in wardrobe. This has lots of hanging space, a radiator on the wall and the gas central heating boiler is mounted on one wall.
Bedroom 2: 3.77m (12ft 4in) x 3.29m (10ft 10in)
The second bedroom is also a good size double room. It has a window to the front of the property and, as you can see from the photographs, lots of space for wardrobes as required. Again this room has a television and telephone point and a radiator on the wall. In the corner of the room is the door through to the en-suite.
Bedroom 2 En-Suite: 1.84m (6ft 0in) x 1.78m (5ft 10in)
This en-suite is the same as that for the Master bedroom with a corner shower, a vanity sink unit with a mirror cabinet and light is above it and a push button WC. As with the other en-suite the walls and floor are tiled and an extractor fan is set in to the ceiling.
Bathroom: 2.8m (9ft 2in) x 1.82m (6ft 0in)
The main bathroom is done in the same style as the en-suites. It has a full bath, a vanity sink unit and a push button WC. A large mirror cabinet with light is above the sink and the walls are ½ tiled. A towel radiator and extractor fan are on the wall.
Garden:
There are two garden areas attached to this property. One is outside the Master bedroom and the rest is to the front of the property and has a paved area and a lawn area.
Parking:
There are two allocated parking spaces behind the property.
External Store:
There is a lockable, shared, outside storage area for bikes, lawn-mowers, or whatever garden items can reasonably be stored.
